Host Agreement

1. Agreement Overview
This Host Agreement ("Agreement") governs the relationship between you ("Host") and HubQuery ("Platform," "we," "us," or "our") regarding your use of the HubQuery HubLets platform to list and rent properties for short-term stays. By creating a listing or accepting a booking, you agree to be bound by this Agreement, our Terms of Service, and all applicable policies.
2. Platform Role and Liability
Important: HubQuery is a Facilitator, Not a Landlord
HubQuery acts solely as an intermediary platform connecting hosts with guests. We are not a party to the rental agreement between you and your guests.
- HubQuery does not own, lease, or manage any properties listed on the platform
- We are not responsible for the condition, safety, or legality of your property
- We do not guarantee the accuracy of property listings or guest information
- We are not liable for any disputes, damages, or issues arising between hosts and guests
Guest Behavior and Responsibility
HubQuery is not liable for guest behavior. As a host, you acknowledge that:
- You are solely responsible for screening and vetting guests before accepting bookings
- You are responsible for setting and enforcing house rules and property policies
- You must handle guest misconduct, violations, or damages directly with the guest
- HubQuery may assist in dispute resolution but is not obligated to intervene
- You may report serious violations to HubQuery, and we may take action against guest accounts, but we are not responsible for guest actions or their consequences
3. Host Responsibilities
As a host, you agree to:
- Provide accurate, complete, and up-to-date information about your property
- Maintain your property in a safe, clean, and habitable condition
- Comply with all local laws, regulations, and licensing requirements
- Obtain necessary permits, licenses, and insurance coverage
- Respond promptly to guest inquiries and booking requests
- Honor confirmed bookings and provide access as agreed
- Respect guest privacy and maintain professional conduct
- Report any issues, disputes, or violations to HubQuery in a timely manner
4. Damage Protection and Reporting
Critical: 24-Hour Damage Reporting Window
To be eligible for damage protection or reimbursement, you must report any damages within 24 hours of guest checkout.
Damage Reporting Requirements
When reporting damages, you must provide:
- Photo Evidence: Clear, timestamped photographs showing:
- The damaged item or area before the guest's stay (if available)
- The damage after checkout with clear visibility of the extent
- Multiple angles if applicable
- Any relevant context or surrounding areas
- Written Description: Detailed explanation including:
- What was damaged
- When the damage was discovered
- Estimated cost of repair or replacement
- Any relevant circumstances
- Supporting Documentation: Receipts, quotes, or invoices for repairs or replacements (if available at the time of reporting)
Damage Protection Process
- Submit your damage report through the HubQuery platform within 24 hours of checkout
- HubQuery will review your submission and may request additional information
- We will contact the guest to discuss the claim
- If the guest disputes the claim, we will facilitate resolution
- Reimbursement, if approved, will be processed according to our payment terms
Note: Reports submitted after the 24-hour window may not be eligible for protection or reimbursement. It is your responsibility to inspect the property promptly after each guest's departure.
5. Payouts and Payment Terms
Payout Schedule: 24 Hours After Check-in
Your earnings will be remitted 24 hours after successful guest check-in. This delay is implemented to prevent fraud and ensure booking legitimacy.
Payment Details
- Payout Timing: Funds are released 24 hours after the confirmed check-in time, not the booking date
- Processing Time: Once released, payments are processed within 3-5 business days to your registered payment method
- Payment Methods: Bank transfer, mobile money, or other approved methods available in your region
- Fees: Platform service fees are deducted before payout. You will receive a detailed breakdown with each payment
- Taxes: You are responsible for reporting and paying all applicable taxes on your earnings. HubQuery may provide tax documentation as required by law
Fraud Prevention Measures
The 24-hour delay helps protect against:
- Fraudulent bookings or payment disputes
- Chargebacks or payment reversals
- Unauthorized transactions
- Booking cancellations immediately after check-in
In cases of suspected fraud or violation of our policies, payouts may be delayed or withheld pending investigation.
6. Cancellation Policies
As a host, you may set your own cancellation policy, but you must honor confirmed bookings. If you cancel a confirmed booking:
- You may be subject to penalties, including loss of Superhost status
- You may be required to pay compensation to the guest
- Your listing may be temporarily or permanently removed from search results
- Repeated cancellations may result in account suspension or termination
Exceptions may be made for verified emergencies or force majeure events, subject to HubQuery's review and approval.
7. Listing Requirements
Your property listing must:
- Accurately represent the property, including size, amenities, and condition
- Include clear, recent photographs that show the actual property
- Disclose any limitations, restrictions, or important information
- Comply with all applicable laws and regulations
- Not contain false, misleading, or fraudulent information
- Be kept up-to-date with any changes to the property
HubQuery reserves the right to remove, suspend, or reject listings that violate these requirements or our community standards.
8. Insurance and Liability
You are responsible for obtaining appropriate insurance coverage for your property and rental activities. HubQuery does not provide insurance coverage for hosts. You should consider:
- Property insurance covering short-term rentals
- Liability insurance for guest injuries or accidents
- Contents insurance for personal property and furnishings
- Loss of income insurance (optional)
You agree to indemnify and hold HubQuery harmless from any claims, damages, or liabilities arising from your use of the platform or your property rental activities.
9. Termination
Either party may terminate this Agreement at any time. HubQuery may suspend or terminate your account if you:
- Violate this Agreement or our Terms of Service
- Engage in fraudulent, illegal, or harmful activities
- Receive multiple complaints or negative reviews
- Fail to maintain property standards or respond to guests appropriately
Upon termination, you will receive any outstanding payouts for completed bookings, subject to our standard payment terms and any applicable deductions.

This Agreement is effective as of the last updated date shown above. By continuing to use the HubQuery HubLets platform as a host, you acknowledge that you have read, understood, and agree to be bound by this Agreement. HubQuery reserves the right to modify this Agreement at any time, with changes applying to all hosts upon publication.
