HubMarket & Service Provider Terms

1. Scope and agreement

These HubMarket & Service Provider Terms ("Service Terms") apply to:

• HubMarket — Sellers listing properties for sale or long-term rent on HubMarket, and buyers engaging with those listings
• Service providers — Professionals and businesses offering property-related services (e.g. valuation, inspections, legal, moving, maintenance) through HubQuery's service marketplace or tools

By listing on HubMarket or offering services as a service provider, you agree to these Service Terms in addition to our Terms of Service, Acceptable Use Policy, and where applicable our Agency Agreement or host/listing policies.

2. HubMarket — listing and conduct

HubMarket allows qualified sellers and agents to list properties for sale or long-term rent. You agree to:

• List only properties you have the right to market (as owner, authorized agent, or with explicit consent)
• Provide accurate, current information about the property, price, availability, and contact details
• Respond to inquiries in a timely and professional manner
• Comply with all applicable real estate, advertising, and consumer protection laws in the jurisdictions where the property is located and where the listing is displayed
• Not use HubMarket for fraudulent, misleading, or discriminatory offers or conduct

HubQuery does not act as a broker, agent, or party to any sale or rental transaction. We provide a platform for discovery and connection; negotiations and contracts are between buyers/renters and sellers/agents. You are solely responsible for your listings, communications, and compliance with law.

3. Service providers — offerings and conduct

If you offer services (e.g. valuations, inspections, legal, maintenance) through HubQuery:

• You must have the necessary licenses, qualifications, and insurance required to perform the services in the jurisdictions where you operate
• Service descriptions, pricing, and availability must be accurate and kept up to date
• You must fulfill bookings and quotes in accordance with your stated terms and within a reasonable time
• You may not use the platform to circumvent fees, solicit off-platform transactions in violation of your agreement, or engage in unfair or deceptive practices

HubQuery may facilitate discovery, messaging, and in some cases payments between users and service providers. Unless we expressly agree in writing, we are not a party to any service contract and are not responsible for the quality, timeliness, or legality of services performed by third-party providers.

4. Fees and payments

Fees for HubMarket listings, promoted placement, or service provider programs (including subscription or per-transaction fees) will be disclosed at the time of sign-up or purchase and may be updated with notice as set out in our Payment Terms. You are responsible for any taxes (e.g. VAT, sales tax) that apply to your listings or services. Refunds and disputes are governed by our Payment Terms and any specific product or service terms.

5. Removal and enforcement

We may remove or hide listings or service offerings, suspend or terminate access to HubMarket or service provider tools, and take other enforcement action if we reasonably believe you have breached these Service Terms, our Acceptable Use Policy, or applicable law. We may also remove content that we determine is harmful, misleading, or otherwise inconsistent with our policies.

If you believe another user's listing or conduct violates our policies, report it through the platform or contact [email protected]. We do not guarantee any particular outcome of a dispute between users.

6. Changes and contact

We may update these Service Terms from time to time. Continued use of HubMarket or service provider features after changes constitutes acceptance. For questions or support, contact [email protected] or [email protected].
